If your agent is a member of the Association of Residential Letting Agents (ARLA) or National Association of Estate Agents (NAEA) you should start by contacting the Association both have excellent Codes of Practice and grievance procedures.

We recommend you use one of their members if you are not managing your property(s) yourself. Members have comprehensive up to date tenant agreements. ARLA also sells a model Assured Shorthold Tenancy Agreement to non-members developed with the Office of Fair Trading.

If your agent is not a member of professional body and you want to make a money claim for unpaid rent, damage or non-return of deposit then you should consider making a pre-action® ADR® claim and completing an N1 Claim Form to use the small claims track of the County Court.

Your claim particulars will depend on the type of service you have agreed with your agent. Check if you have a fully managed agreement, rent collection agreement or let only agreement.
